Introduction to Asbestos in UK Buildings

Asbestos was widely used as a building material in the UK’s commercial and industrial properties during the 1970s due to its excellent insulation properties and resistance to fire. However, as these structures approach the end of their serviceable lives, the presence of asbestos has become a significant concern. A large number of commercial and industrial buildings constructed during that era now require appropriate measures to address the potential health hazards posed by asbestos-containing materials.

Options for Dealing with Asbestos Buildings

There are two primary approaches for dealing with aging commercial and industrial properties containing asbestos in the UK:

Overcladding: This method involves leaving the existing asbestos materials in place and introducing a new external cladding system over it. A bar and bracket spacer system is installed, creating a cavity that allows for new insulation to be added to meet current regulations. Finally, a new weatherproof steel coating is applied over the overcladding system. Overcladding is generally less disruptive and more cost-effective than full removal.

Removal and Replacement: The alternative approach is to completely remove all asbestos-containing materials from the building structure. This requires careful containment, specialized safety equipment, and proper disposal procedures. Once the asbestos has been abated, the building exterior is replaced with new cladding systems, typically composite insulated panels that integrate the weatherproofing and insulation into a single unit. While more costly and disruptive, this method eliminates future asbestos risks.

Both overcladding and removal/replacement methods can be employed on live operational sites when proper safety protocols are followed by qualified professionals. The optimal choice depends on factors such as the building’s condition, future use, budget constraints, and the extent of asbestos present.

Considerations for Overcladding vs Removal

When deciding between overcladding or complete removal and replacement of asbestos-containing materials, there are several factors to consider. Disruption levels to ongoing operations, overall costs, and the intended future use of the building all play a crucial role in determining the most suitable approach.

Overcladding is generally less disruptive since it involves encapsulating the existing asbestos materials rather than removing them entirely. This minimizes disturbance to the building’s interior and can allow operations to continue with minimal interruptions. However, overcladding may not be viable for buildings slated for significant renovations or repurposing, as the asbestos materials will remain in place.

On the other hand, complete removal and replacement of asbestos-containing materials is a more invasive process, often requiring temporary relocation of occupants and suspension of operations. This approach is typically more expensive due to the labor-intensive nature of safe asbestos removal and disposal.
